Strong trading performance and increased dwell time at Marshall’s Yard during 2025

Gainsborough’s Marshall’s Yard shopping centre has reported a strong trading performance during 2025, supported by increased visitor engagement, a busy programme of events and continued investment across the centre.
Footfall figures for the year show a positive like-for-like performance, increasing by 2.5% year on year. Dwell time acoss the centre also increased, highlighting that visitors are spending longer at Marshall’s Yard.
In total, the centre recorded 890,906 car park arrivals across 2025, underlining its continued role as a key shopping and leisure destination for the town and surrounding area.
The centre also enjoyed a strong Christmas trading period, with festive footfall boosted by a popular programme of seasonal events, including the Christmas Lights Switch On in November.
Christmas activities, including Santa’s Grotto, proved particularly successful and helped to raise £1,456 for the Dransfield Foundation, supporting charities focused on helping young people.
Events played a key role throughout the year, with highlights including the popular Easter Eggstavaganza and the much-loved Father’s Day Marshall’s Tractor Event, both of which created a significant increase in footfall and reinforced Marshall’s Yard’s position as a family-friendly destination.
During 2025, Marshall’s Yard continued to evolve its occupier mix, welcoming O2 to the centre alongside two new childcare providers, further strengthening the range of services available to customers and local families.
An announcement is also due shortly for a new business set to join the centre in the former Poundland unit, representing further investment and confidence in Marshall’s Yard.
Melissa Clement, Centre Manager at Marshall’s Yard, said: “2025 has been a really positive year for Marshall’s Yard. Not only have we seen strong visitor numbers, but the increase in dwell time shows that people are choosing to spend longer here, which is fantastic for our occupiers.”
She added: “Our events programme continues to be a real strength for the centre. The Easter Eggstavaganza and Father’s Day tractor event were incredibly popular, and our Christmas activities, including Santa’s Grotto, created a great atmosphere while also helping us raise vital funds for the Dransfield Foundation. We’re proud of the role Marshall’s Yard plays in supporting both the local community and young people.”
