Allied for Marshalls Yard!
2 February 2005
Allied Carpets have become the latest retailer to sign up to take a unit at Gainsborough’s new Marshall’s Yard development – work is due to start on the £37 million mixed retail and leisure scheme later this year.
The market town development is being promoted by the development partnership of the Yorkshire based companies Dransfield Properties Ltd and Prospect Estates on an eight-acre landmark site at the edge of the town centre.
Last week West Lindsey District council approved the plans and work is due to start in the next few weeks on the demolition of some of the remaining buildings which make up the development site.
Now Allied Carpets – one of the best known companies in quality flooring – are the latest national retailer to join the growing list of big name retailers to take space on the development. Allied Carpets has more than 220 stores throughout the UK.
The company will take a 6,000 sq ft unit on a 15 year lease in the prestigious new development which is scheduled to open in Summer 2006.
Allied will join the footwear retailer Brantano and JJB Sports who have signed up to take 45,000 sq ft of space on the development with a ground floor health and fitness centre and first floor retail store. Five other major national retailers are also in solicitors hands.
Marshall’s Yard will create around 1,250 new jobs in the town, transforming this disused former factory site into an attractive mixed-use scheme. The plans for the development were approved by West Lindsey District Council on January 19th.
The ambitious scheme will include 93,560 sq ft of new retail space, 34, 650 of leisure space, 18,900 sq ft of new town centre offices, 60 City Living apartments including 7 penthouses, a new piazza and Peace Gardens area, 3 Restaurants and 22,650 sq ft of serviced office suites.
The marketing of the offices is due to start in the next few weeks and later in the Spring more details about the apartments will be released.
The redevelopment site is located next to the town’s Tesco store and will form a contiguous link between the foodstore and the town centre. The retail units are being marketed by Leeds based agents Rees Denton.
Mark Dransfield, Managing Director of Dransfield Properties Ltd, said: “We are very pleased to be announcing that Allied Carpets are joining Brantano and JJB Sport at Marshall’s Yard – we are keen to get the retailing mix right for Gainsborough and Allied is a great addition to our development.
“Retailers are now looking more and more at the market town format which is on offer at Marshall’s Yard which is a real growth area at the moment. The plans have now been approved for Marshalls Yard and there is a great deal of interest in the development.”
Cllr Sarah Anyan-Needham , Chairman of Economic Development and Tourism at West Lindsey District Council said: “ We welcome this latest acquisition .It clearly demonstrates that confidence is being shown and
reinforces significant change in a climate of regeneration as the image of the Centre is uplifted.”
