Claire’s Accessories, The Works and Timpson have joined the line up at Marshall’s Yard, the Ł39 million mixed use scheme in Gainsborough, Lincolnshire due to open in spring 2007.

Claire’s has taken a 1,000 sq ft unit which will offer teens and tweens a large range of fashionable accessories including costume jewellery and cosmetics.  Arriving in the UK in 1996, Claire’s has a portfolio of over 450 stores nationwide and the Marshalls Yard store will be one of the company’s first retail park outlets.  With unit size preventing take up on most parks, the mix of unit sizes on Marshalls Yard provides ideal accommodation for Claire’s and other retailers who typically trade out of smaller stores in shopping centres.

Book and stationery store The Works has taken a 2,249 sq ft unit.  The chain has over 250 stores nationwide and over recent years has expanded its product range to include artists’ materials, greetings cards, music, DVDs, puzzles and children’s activities.

Shoe repair and key cutting specialist Timpson has taken a 270 sq ft kiosk.  The family owned Timpson business has over 500 outlets across the UK selling personalised gifts, house signs, and trophies alongside the more well known shoe repair, key cutting and engraving services.

Marshall’s Yard used to be home to the largest factory complex in Europe and many of the historic buildings are being retained and refurbished.  Both The Works and the Claire’s outlets will be located in the former ‘engine shed’ where Marshall’s Engineering produced agricultural machinery and military hardware during the first world war.

The Timpson store will be located in the historic Britannia Building which dates back to 1856 and was originally the management office for Marshall’s Britannia Iron Works. 

The three latest signings will create 10 jobs.

Led by the development partnership of Dransfield Properties and Prospect Estates, the Marshalls Yard development comprises 140,000 sq ft retail space, 57,000 sq ft office space, two restaurants and a central piazza area with multi jet fountains.  Construction began in January and is on target to be completed by February next year.

The tenant line up includes Marks & Spencer Simply Food, New Look, JJB Health and Fitness, Costa Coffee, Halfords, Allied carpets, Brantano, Wilkinson, Specsavers, Greggs, Carphone Warehouse, Julian Graves and Ilkeston Co-op Travel.

Mark Dransfield, Managing Director of Dransfield Properties, said: “Marshall’s Yard is almost fully let now, with just six units available, and interest from retailers is continuing.  Levels of confidence in the development are high, and it should not be long before we are able to announce a complete tenant line- up.”
