Decision Deferred on £46 Million Plans for Stocksbridge

13 November 2008

Plans for a major new mixed use development for Stocksbridge, north Sheffield which is set to bring new jobs and investment to the area have been deferred by Sheffield City Council.

Members of the authority’s West and North Planning and Highways Area Board unanimously voted to defer the application, which includes a new food store, saying they needed further information before making a decision.

They added that they were supportive of the scheme planned for the former Outokumpu site off Manchester Road, saying Stockbridge was in need of regeneration and investment.

However the council felt that further information was still needed from the Highways Agency and the Environment Agency before arriving at a decision.

The £46 million development is aimed at bringing new life to the former steelworks site. Attracting a mix of both national and local retailers as well as a new health and fitness centre, purpose built offices, restaurants and a piazza area.

The scheme is aimed at creating a development which will compliment the area’s heritage and architecture as well as introducing a range of uses - recapturing trade and bringing a new vitality to this part of Stocksbridge.

The new development, being brought forward by Barnsley based developers Dransfield Properties Ltd and will deliver:

·                          A piazza areas with fountains

·                          A new 60,826 sq ft supermarket

·                          90,085 sq ft of new purpose built non food retail space

·                          28,770 sq ft of state of the art office accommodation

·                          21,800 sq ft health & fitness club

·                          Two restaurants

·                          Improved pedestrian routes to Manchester Road

·                          726 new customer car parking spaces

·                          245 new long  stay car parking spaces

The development team have consulted widely with local groups and stakeholders as well as local residents.

Architects have worked in conjunction with the Sheffield Urban Design Review Panel – to ensure the new buildings  compliment the existing architecture.

Mark Dransfield, Managing Director for Dransfield Properties said, “Despite approval not being granted at the meeting we are pleased with some of the positive comments from the board members who clearly understand the need for an investment on this scale in Stocksbridge.

“The professional team will now work with officers to ensure they have all the information they need for the members to arrive at a decision on our plans for Stocksbridge.”
