Another Top Regeneration Award For Marshall's Yard
For the second time in less than a week, Marshall’s Yard, Gainsborough’s £38 million development scheme, has won a top regeneration award.
The retail, leisure and office accommodation project, developed by urban regeneration specialist, Dransfield Properties Ltd, in conjunction with Prospect Estates and brought forward by West Lindsey District Council, has been announced the winner in the Town Regeneration category of the East Midlands Royal Town Planning Institute Awards.
The previous week, Marshall’s Yard was cited as its Regeneration Project of the Year by the East Midlands Development Agency which praised the yard as a ‘brilliant entry, a project that has shifted the whole centre of gravity in Gainsborough while retaining its natural heart”.
The RTPI award recognised planning achievement and, in particular, measured the development under the headings of sustainability, integration, design, delivery, community involvement, creativity and imagination.
Andrew Malley, retail property director at Dransfield’s, said the new development had brought many high street names to the town including JJB Sports, Marks and Spencer Simply Foods, Next, Laura Ashley, The Body Shop, Wilkinson, Costa Coffee and New Look all of which have helped to create hundreds of new jobs.

Leader of West Lindsey District Council, Councillor Reg Shore, said:
“The council is delighted to have won this award. The magnitude of this success can be measured when it is considered that the East Midlands area comprises 40 local authorities including those serving major centres like Derby and Nottingham but still Marshall’s Yard came out top.
“There were 25 entries in this category and to be names winner is a real thrill for the council”.
Later this year, Marshall’s Yard will also become home to the council’s headquarters in what is likely to be the most environmentally friendly public building in the East Midlands.
The features include solar energy collected from panels installed on the roof and rainwater will be harvested and stored in tanks below ground that will be used to flush all the toilets in the building.
Natural ventilation will be achieved by windows that open and close automatically and provide night cooling that will reduce the need for air conditioning. There is also a smart lighting system which will turn off or dim the lights according to how bright the sun is or if the room is unoccupied.
The building is highly insulated to reduce the need for heating in the winter and prevent excessive heat gain in the summer. All appliances will be A rated to reduce the amount of electricity needed to run them.
The solar panels have a life expectancy of up to 60 years and will save 5,000 kg of CO2 emissions a year. The system will raise everyone’s awareness of environmental issues because there will be a real time display panel in the reception area telling visitors how much power is being generated at any given time, the total number of kilowatts generated so far, and how many kilograms of CO2 emissions have been saved.
The building – on four floors offering 3,498 square metres of space – will make savings of £60,000 a year compared to the costs of running the existing accommodation. The savings will come on energy and water bills, on maintenance costs, line rents, service and cleaning contracts and business rates.
