An additional £25 million for Gainsborough

West Lindsey District Council has given the green light to a £25 million Gainsborough development which will deliver new housing, new retail units, a long stay car park and improved pedestrian routes.

The development site is adjacent to the £39 million Marshall’s Yard retail, office and leisure complex which is under construction and due to open at Easter 2007.  Currently occupied by local company Gainsborough Steel Services, the land will be freed up when the company relocates to a purpose built facility at Somerby Park – an industrial estate within the town.

The move will allow the company to operate more efficiently, improve health and safety, and remove the need for their articulated delivery vehicles to travel through Gainsborough town centre.

Once the company has relocated, 99 new homes will be built on the site with a mixture of bungalows, apartments and houses.  The site will also provide 150 long stay car parking spaces, which will be used by employees at Marshall’s Yard.

The pedestrian route from central station and Middlefield Lane into the town will be upgraded, and a cycle lane introduced.  Currently a dark, desolate route, perceived by many as a ‘no go’ area, the area will be well lit, providing a safe environment for cyclists and pedestrians.  These routes are highlighted as needing improvement in Gainsborough’s recently published masterplan.

The final element of the redevelopment scheme is the refurbishment of the old ‘Pattern Shop’ at the rear of Marshall’s Yard into 11,505 sq ft of trade counter units, which will be accessed from Station Approach.

The development, which was approved by officers last week under delegated powers, is being led by Marshall’s Yard Ltd.  Mark Dransfield, Director, said:  “These proposals will transform an industrial site into an attractive housing scheme which will appeal to both young families and older people, and ensure that Marshall’s Yard sits in an attractive and appropriate setting.”

Contractors Tolent will begin work on the redevelopment of the Pattern Store in January .  This development is just one of many multi-million pound investments underway in the town.  Others include:

• The £39 million Marshall’s Yard development, which has attracted leading retailers such as Next, New Look and Marks & Spencer Simply Food to the town for the first time.

• A £2.3 million improvement programme for the town’s highway infrastructure to ensure the road networks can support the anticipated increase in residents, workers and visitors.

• A £25 million educational village, due to open in September 2009, which will provide secondary education for over 1200 pupils.

• 2500 new homes under construction or in the pipeline.
