Next phase of Fox Valley project gets underway

The team behind north Sheffield’s new £50 million Fox Valley scheme will start work next month on the latest phase of the town centre development.

This phase of work will deliver the third retail block at Fox Valley, housing the new 20,000 sq. ft. ALDI foodstore which will be the largest in the region and will anchor the development when it opens next spring.

This £12 million phase of work at Fox Valley will cover 62,500 sq. ft. – work will start in mid-September and is scheduled for completion in May 2016 ready for the official opening of the new town centre scheme.

The Fox Valley developers, Dransfield Properties Ltd, are working with NHS England and the Valley Medical Centre to deliver a new 11,840 sq. ft. health centre – due to open later in 2016. A coffee shop, pharmacy and two further retail units will also be delivered in the striking building which will complete the horseshoe style retail development, designed around a new 600 space car park.

South Yorkshire firm Henry Boot Construction, which is currently on schedule with the earlier phase of works at Fox Valley, has been awarded the contract to deliver this next part of the project.

When it opens the Fox Valley development will have two access points – from the Manchester Road in Stocksbridge as well as a new link road from the busy A616 Sheffield to Manchester Road.

The latest phase of the development has been sympathetically designed to complement the other main retail blocks and to reflect the rich industrial heritage of the former steelworks site.

A Tesco store was previously planned for this part of the 28 acre site - Dransfield Properties has now purchased the land from Tesco to deliver the new retail line-up for this part of the development, creating a more comprehensive town centre scheme.

Simon Carr, Managing Director of Henry Boot Construction, said the company was delighted to be working on the next phase of work at Fox Valley. The company has been working on the Fox Valley project for the last eighteen months with the first phase to build a new warehouse for Tata Speciality Steel, completed last year and is currently completing the mixed use office and retail section.

Managing Director of Dransfield Properties, Mark Dransfield said: “It is great news that we can now announce a start on site on the third block of the main retail site. This means that the main construction work on the whole of the Fox Valley development can be delivered in time for opening next May.

"We are pleased to be working with another local family firm, Henry Boot Construction, on this latest phase of work. We have been extremely impressed with the standard of work on the earlier phases of the project and we look forward to celebrating this latest milestone on site.”

The Fox Valley development will create up to 900 new jobs in the town. The development is delivering a new 136,000 sq. ft. town centre in north Sheffield as well as brand new high-spec office space.

September will also mark the release of the first phase of offices at Fox Valley. Fox House, Maria House and Samuel House are currently being marketed and an open day is being held on September 17th.

As well as the new office and retail development at Fox Valley, a new housing development with 114 executive homes is also being developed on a neighbouring site.

About Fox Valley

Dransfield Properties has received an investment of £8,111,040 from the Yorkshire and Humber ERDF Programme 2007- 2013, which is managed by the Department for Communities and Local Government to bring forward the Fox Valley project.
Once completed the development will include:
• 32 new retail units ranging from 635 to 16,000 sq. ft.
• Café and restaurant units designed around a landscaped Peace Gardens area
• High spec office space ranging from 600 - 10,000 sq. ft.
