Partnership formed to promote East Ham town centre regeneration scheme

Dransfield Properties Ltd. and Land Management Ltd. are pleased to announce that they have signed a joint venture agreement to promote the redevelopment of a key 1.7acre site in East Ham Town Centre.

East Ham is in the London Borough of Newham, an area that has seen significant building activity around the Olympic Park and the Royal Docks.  However less work has been done in the densely populated centre of the Borough, and this development will significantly strengthen the East Ham Town Centre.

At present the site is predominantly occupied by a market hall, owned and operated by Land Management.  The scheme will result in a smaller but higher calibre market hall together with retail development on the remainder of the site, with apartments above.

Land Management has owned and managed the East Ham Market Hall just off the East Ham High Street for more than 90 years.  It has already used its ownership of the Romford Shopping Hall to initiate the Market Place Romford development. 

This has resulted in a high quality facility for small retailers, part of a bigger 80,000 sq. ft. development which includes retail, leisure and a medical centre with 91 apartments on the upper levels.

Land Management is owned by the Share & Debenture Trust, a private company which also owns farm land and a growing archive storage business called The Archive Warehouse.

Based in Barnsley Dransfield Properties was formed 22 years and specialises in retail led regeneration schemes.  The company has worked on high quality developments across the UK and won a number of high profile industry awards including the BCSC Gold Award for Marshall’s Yard – a sympathetic redevelopment of a former industrial site in Gainsborough, Lincolnshire.

The company has also recently completed the Lime Square development in east Manchester, creating a new district centre in partnership with Manchester City Council and New East Manchester. 

The development team has engaged Andrew Mawson Parterships, creators of the successful Bromley by Bow Community Centre and advisers to a number of larger developments in the East London area. Their role is to ensure that the appropriate local groups are involved and that the detailed design takes into account the longer term needs of the wider community.

The architects WCEC are working on the plans and an application will be submitted before Christmas for a refurbished market hall and 30,000 sq. ft. of retail space as well as answering the need for further residential development in the area.

William Sunnucks Chairman of Land Management Ltd, said: “The existing market hall has served its customers well for many years, providing an affordable facility for smaller traders. 

"But the buildings are now old and run down, and it is vital to rebuild it into something which we can all be proud of.  We have brought in Dransfield as JV Partner due to their track record and experience of complex town centre developments.  I’m looking forward to working closely with them.”
