The Leeds based house builder Stonebridge Homes has been announced as the housing developer for the new Fox Valley residential scheme in Stocksbridge, north Sheffield.

The company’s high quality, executive homes will be developed on the land adjacent to the main retail site at Fox Valley, alongside the river with attractive woodland walks.

A new planning application has been submitted to Sheffield City Council this week.  Plans for a housing development as part of the Fox Valley master plan were approved in 2011 – Stonebridge Homes has now submitted a detailed application for the site to deliver a high quality residential scheme alongside the commercial and retail development.

The Fox Valley residential scheme will cover 7.6 acres and house 110 three and four bedroom executive style homes, which will be a mixture of detached and semi-detached.

Ground works have already started to prepare the site and if the plans are approved construction work on the first phase of housing will get underway next year – the first 25 houses would be ready for completion in Spring / Summer 2016 when the Fox Valley retail and commercial development is also scheduled to open.

The new homes will have direct access off the A616 with a new link road which is currently under construction.
It’s the first Sheffield site for the Leeds based company and Managing Director Darren Stubbs said the team at Stonebridge Homes are delighted to be part of the Fox Valley development.

He added: “This really is a fantastic location for our new homes and we are delighted to be working alongside Dransfield Properties to be part of this great transformation of the site.

It’s a beautiful and mature setting and we have a wonderful opportunity here to build some really stunning riverside properties which will have great access to the rest of the region through the new link road.”

Stonebridge Homes are currently on site in a number of locations in West Yorkshire including Carlton in Wakefield and Headingley in Leeds.

Managing Director at Dransfield Properties, Mark Dransfield, said: “It’s great news that Stonebridge Homes will be working on the housing site at Fox Valley and releasing the first phase as we prepare to open the main centre.

"We’ve already received a good number of enquiries about the houses which will be built at Fox Valley so I think there’s no doubt at all that this is going to be a really sought after location.

"Work is really progressing well now on all aspects of the site and the next big milestone in the project will be starting on the main retail site later in the autumn.”

As well as the new link road and housing development the Fox Valley scheme will also deliver high spec office space as well as a Tesco store and further retail and restaurant units.

The £42 million development has been designed around a 635 space car park with high quality public realm and landscaping. An attractive landscaped area is also being created between the retail and housing sites and the development also includes new multi user footpath links.

Dransfield Properties has received an investment of £8,111,040 from the Yorkshire and Humber ERDF Programme 2007- 2013, which is managed by the Department for Communities and Local Government to bring forward the Fox Valley project.
